Top 5 reasons people are buying condos in Houston:
  1. Downsizing. Empty-nesters, retirees, or people who simply don't need "so much home" have decided to embrace the condo lifestyle.
  2. Lock up & leave! Globe-trotters, business executives, and travel enthusiasts alike simply like to pack, crank up their A/C's, lock up and go! 
  3. Maintenance-free :) Yes, you will have to pay HOA fees (which can range from 0.20/SqFt all the way to $2.00/SqFt), but after that you are chore-free! Pool: check. Garden: check. A/C: check. You at the beach: check!
  4. Amenities. Most Houston condos offer some form of amenities, from 24/7 concierge service, to doggie parks and pools, fitness centers and chill-out lounges as well, condo residents love their amenities.
  5. The views! Until you see Houston from above, you'll have to take my word. A recent client said she'd never thought Houston was so green (and beautiful!) until she saw it from her new condo on the 10th floor!
So how much does it cost to buy a condo in Houston's Inner Loop?
As is the case with most property types, it will be location (along with building features) that will determine price to a greater extent. Then you have amenities, what floor you are on (the views!) and the age of the building, among others. Inner Loop condos typically range between $200/SqFt all the way to $750+/SqFt for the most premium properties. So in absolute terms, you can go from $200,000 all the way to $5,000,000 and everything in between.

Home Owner Association (HOA) fees are determined to a great extent by the age of the building (i.e., the newer the building, the lower the fees), and can be a controversial topic when talking condos. Although home-owners know that maintaining any property involves a large number of activities and costs, typically HOA fees will scare many.  If HOA fees are budgeted in, they will usually result in peace of mind and "hands-off" maintenance of your property.

Who is buying Houston condos?
Domestic and international buyers are growing a healthy appetite for Houston condos.  Wether it be for a second home (as is the case from many Texans and out-of-state US-buyers) or a vacation home (as is the case for many Mexicans, who also buy for rental income purposes), Houston condos are peppering the skyline with ever-increasing grandeur. Asian investors have also developed a knack for Houston condos.
